Property Development

Business management and cost control strategy, marketing strategy, quality management, administration and the delivery of quality consultation and advisory services of end-to-end residential and commercial property development. Emphasis will be placed on skills transfer and job sustainability.

Legal Services

A legal framework for the conveyancing of properties will be led by the Consortium. Services include public law, contract law, municipal law, project management and finance, water law, education law, insurance law, labour law, construction law and maritime law.

Financing and Insurance

Delivery of export finance and the insurance of such transactions, including finance and insurance products to the end user. The integration of finance and insurance services will speed up the process of approval of the financing of the properties.

Technology

Technology plays a critical part of the modern city development.
To this end, the following will be delivered:

Jannie Kotze, KLD Founding Owner and CEO (KLD and Consortium)

With more than 40 years’ experience spanning across commercial and residential property development, construction, manufacturing and logistics warehousing, South African business entrepreneur and investor, Jannie Kotze, leads with strategic purpose and intent.

Starting out in 1982, Jannie joined his father and brother who ran a plumbing and small works construction business at the time. In 1990, Jannie launched his career by securing an eight-year contract with South African listed Anglo American. Leading the civil construction of road networks, including the maintenance and construction of offices, he established himself as a credible professional in the field of construction development.

In 1995, he founded KLD with the aim to “develop to invest”, specialising in civil and construction works. In 1998, he led the construction of a manufacturing facility that would result in the highly successful manufacture and distribution of Manhattan Iced Tea, Sportsade and Body fuel energy drinks in South Africa. Making inroads across the southern African market, Clover SA made an offer and Sportsade was sold in 2013. On the back of the sale, Jannie expanded KLD’s portfolio to include logistics warehousing.

Driven by his passion for commercial and industrial development initiatives that enable long-term socio-economic impact and job creation, Jannie earned himself the reputation as an intuitive visionary and credible expert in the commercial and industrial development industry.

Mukeba Benoit Fugah, Director KLD (Consortium)

Holding roles such as the Executive Director of Operations (COO, interim) and Director of Research and Political and Economic Analysis at the Export Credit Insurance Corporation (ECIC), Mukeba Benoit Fugah is a seasoned professional with a proven track record in identifying opportunities and structuring transactions supported by short-, medium-, and long-term export credits. His areas of expertise includes country credit risk analysis, project finance and export credit finance.

He holds extensive experience in developing financial products to support government’s plans for industrialization and national development. Excellent in political risk and credit analysis, he holds in-depth knowledge of African trade, export credit and issues related to development finance.

Qualifications to his name include a Master’s Degree in Economics with the University of Pretoria, South Africa in 1997; a Certificate in Credit Insurance and Safety with the University of East London, United Kingdom in 2005; and a Certificate in Advanced Management with WITS Business School, Johannesburg, South Africa in 2010.

Since 2017, Benoit is a co-founder and president of African Shepherds Primary Cooperative, a finance and investment cooperative with a branch in Kinshasa to operate place insurance products.

Sustainability Initiatives


  • Adoption of environmentally conscious principals used throughout the entire lifecycle of the project to reduce waste and improve the environment.
  • Consideration is taken to assess each project’s impact on Energy, Water, Indoor Environment Quality, Transport, Materials, Emissions and Ecology. Implementation of modern energy efficient equipment to reduce overall carbon footprint, as well as lower maintenance and operating costs for the tenant including access solar generated power.
  • Potable water reduction as standard practice including low flow taps, two plate flush systems and water conscious landscaping.
  • The occupant is at the heart of the buildings we develop, and we ensure that proper care is taken on the indoor environmental quality of the building. Use of leading GBCSA certified EDGE technology to ensure comfort, whilst optimizing natural ventilation and lighting wherever possible.
  • Encouragement of the use of non-motorized transport to our facilities wherever possible and as such provide showers and locker rooms for cyclists to shower and change if they commute by bicycle.

  • Our land is costed at the acquisition price with no margin on the cost at which it was put into the development.
  • No development fee included in our proposals; our intention is to keep these assets for the long-term and view this as a long-term strategic partnership.
  • Since the development is managed in-house, significant cost-saving on main contractors P&G’s and overall costs are experienced.
  • This building will be housed in a park environment where pumps and tanks, landscaping etc are shared resulting in cost efficiencies.
  • We are logistics experts; we have gained experience in building several large A-Grade logistics facilities in SA.

    ARCHITECTURE ( I.E. UNIFORM ACROSS THE LARGER SCALE DEVELOPMENT)

    • A uniform design theme across multi-value properties within a greater development allow the lower end of the cost spectrum to be a part of the greater development which also houses higher priced cost structures.
    • We utilize a design guideline as part of the initial project’s sales/rental documentation to ensure that initial designs are adhered to from the outset and limit future renovations and upgrades to be controlled by the design review panel to maintain value for the entire development over time.

    • We utilize a “House Rules” as part of the initial project’s sales/rental documentation to ensure that the level of behavior are adhered to from the outset and limit future poor behavior which affects value by utilizing an owners committee to control behaviour to maintain value for the entire development over time.
